Pre-Construction Phase:

Our ability to add maximum value to a project is dependent on our early involvement.  Typically, our engagement at concept stage will give you the best chance of success.  The services at this stage are comprise of:

  • Land/property search and acquisition.
  • Determining the Project Brief.
  • Feasibility studies.
  • Concept design and appointment of architect.
  • Planning strategy and submissions for approvals by Local Authorities.
  • Budget cost plans.
  • Appointment of structural engineers, mechanical & electrical designers and other specialist consultants.
  • Value engineering of the design to meet budget constraints.
  • Appointment of Warranty & Building Control providers.
  • Liaison with Residents Associations or similar.
  • Full design co-ordination and preparation of tender documents, including all necessary schedules and specifications.
  • Contract selection (JCT or similar, as appropriate).
  • Contractor negotiation and selection.

Construction Phase:

Occasionally, we are engaged once the design work is completed and a project is about to commence.  We provide construction phase monitoring to give clients the reassurance that they will get exactly what they pay for, to the correct standard, within the agreed timeframe.  Services provided in this capacity are as follows:

  • Specification/design review.
  • Contract preparation.
  • Weekly site visits to monitor progress, compliance & quality.
  • Weekly summary progress & snagging reports.
  • Management of Building Control and/or Warranty provider inspections.
  • Proactive independent advice to mitigate the impact of site issues.
  • Cashflow forecasts.
  • Contract administration, valuations and payment certificates to ensure you only pay for the work that has been carried out.
  • Variation/change management to limit budget overspend.

 

 

Handover & Closeout:

One of the most important parts of any construction project is ensuring all project documentation is correctly recorded.  We meticulously compile all relevant project information throughout the build and assist with handovers in the following ways:

  • Attendance of final Warranty and Building Control inspections.
  • Production of the final snagging list and reinspection of remedial works once complete.
  • Assisting with home demonstrations alongside the specialist contractor(s).
  • Preparation of the Final Account, at Practical Completion.
  • Certifying retention sums.
  • Attendance and preparation of snagging lists at the end of the Defects liability Period, including reinspection/close out visits.
  • Co-ordination of ongoing maintenance and servicing schedules.
